Closing Day: The Finish Line

You’re almost at the finish line! Before celebrating, a few final tasks remain to ensure a smooth transition. Here’s what to keep in mind:
  1. Final Walk-Through Inspection
    • Typically conducted the day before or the day of closing, the final walk-through allows the buyer to:
      • Confirm that the property is in the agreed-upon condition.
      • Ensure everything is functioning properly.
      • Verify that no unexpected items have been left behind.
    • This step is usually a formality but is an important part of the process.
  2. The Closing Agent
    • A title company or attorney will serve as the closing agent, responsible for verifying and ensuring a clear title to the property. This process includes:
      • Certifying that the title is free of encumbrances (e.g., mortgages, leases, liens, or restrictions) before closing.
      • Including any new encumbrances in the title as required.
    • The closing agent’s thorough research into the property’s recorded history ensures a smooth transition of ownership.
  3. Cancel Home Services and Utilities
    • Once the closing is complete, it’s your responsibility to cancel or transfer your home services and utilities.
    • Verify with your utility providers (electric, gas, etc.) that the buyer has initiated the transfer of utility accounts after closing, as this is not done automatically.
  4. Prepare to Transfer Keys and Passes
    • Ensure you bring the following items to the closing:
      • House keys, mailbox keys, and garage remotes (to be transferred to the buyer).
      • White gate pass cards and green ID cards for The Villages (these must be returned to The Villages).
    • If you bring the gate and ID cards to the title company at closing, they will handle returning them to The Villages for you. If you are not attending the closing or cannot deliver these items, let us know so we can arrange to have them delivered on your behalf.
  5. Be Prepared for the Unexpected
    • While rare, last-minute issues can occur, such as:
      • A delay in loan funding.
      • Unexpected property issues arising during the walk-through.
    • If anything arises, rest assured we are here to handle these situations quickly and efficiently, minimizing stress for you.
  6. Closing Day Details
    • The closing agent will provide a settlement statement summarizing the financial details of the transaction. Here’s what to expect:
      • Both you and the buyer will review and sign the statement, along with the closing agent, to certify its accuracy.
      • If you cannot attend the closing, alternative arrangements can be made with sufficient notice.
  7. Receiving Your Funds
    • You can choose to:
      • Have the funds wired electronically to your bank account.
      • Receive a check at the closing.
  8. Handing Over Keys and Information
    • All property keys, garage remotes, gate passes, and ID cards should be brought to closing. This ensures a seamless transfer to the buyer and compliance with The Villages’ requirements.
